I've finally finished up the design, and features of this blog site. While building this site, I discovered great new technologies! These ended up being just what I needed to make this a truly valuable blog site in terms of offering information about our area. Here, at Burger Professionals, our buyer clients are always wondering whether it's a good time to buy, or not. Well, I've been selling real estate in the Lacey WA area since 1978, and this is, by far, THE MOST OPPORTUNE TIME EVER to buy real estate. I'm not just saying this to get people to buy, buy let's take a look at some of the facts. When I started real estate, interest rates were close to 9%. Only a few years later, in 1981, they I bought my first single family residence, in Tumwater WA, at 14.5% adjustable! As rates continued to climb, we were saying that interest rates would probably never go down below 12%, much less ever in single digits. It was bad. Real bad. Well, as history has shown, interest rates did go down. However, as rates went down, prices went up. That is until the last three years.

This is the strangest market I have ever witnessed, and am absolutely positive I will never see it again in my lifetime. Not only have rates dropped to historical lows of around 4%, but prices have dropped across the board. In fact, in many cases, you are able to purchase a home with a house payment less than the rent payment for the same house!

Is it a good time to buy? YES! It goes without saying! Take advantage of this rare opportunity, and buy as much house as you possibly can. You will be so glad you did, or you will be kicking yourself if you don't. Homes in Olympia WA and the surrounding area, are approaching the very bottom of the price drops. We are seeing some slight upward pressure on rates. Don't delay. Act now!

The Latest Lacey Real Estate Market Trends

In the last five months, we have seen the median price for homes in Lacey WA go from $225,000 down to $217,500. However, from the trend line I'm seeing for Lacey Market Trends, it does appear to be leveling off slightly. In addition, inventory is starting to drop, which is a good thing, but the average days on the market has risen, just in the past two months, from about 45 days, all the way up to 80. The market action index dropped from approximately 19 in June, down to a low of 15 on August 28th. It has since risen back to almost 18 again. A Market Action index less than 30 represents a Buyer's Market. As you can see, we are still deep into Buyer's Market territory.
